As of 1 January 2012, energy certification of flats, real estates, and buildings is mandatory in Hungary.

When constructing a new building or when selling or renting a building or apartment, its energy certificate must be prepared.

 
You need a certificate in case of the following cases:
  • to obtain the usage permit in case of a newly built building
  • when selling or leasing an already existing building or independent unit of property
You do not need a certificate in case of the following cases:
  • a building with a useful floor area of less than 50 m2
  • a building intended for use less than 4 months a year
  • buildings designed to be used for up to 2 years
  • religious building
It is the seller’s responsibility to obtain the certificate.

The certificate is valid for 5 years, so it can be used for multiple sales. If the building is being renovated, it is worth getting a new certificate at the next sale or lease.

Only an authorized person or organization can carry out an authentic energy certificate.

Energy certification activities may be carried out under the conditions laid down in the Act on the Formation and Protection of the Built Environment and in the Government Decree on Building and Construction Practices. If your ad appears in an ad – for sale or for rent – you will need to provide the classification (the letter) of the certificate available.

As of January 1, 2013, the certifier shall certify the certificate in the National Building Register. An authenticated copy is an electronic copy with the identification code (HET ID) in the national electronic register of e-certification.

Energy certification classes
